BUYER TRANSACTIONS

WHAT'S INCLUDED

  • Review contract and addenda to ensure completeness.

  • Complete New Buyer Under Contract Form.

  • Introduce all parties.

  • Distribute contract to all parties.

  • Provide transaction status updates.

  • Coordinate and schedule inspections.

  • Prepare addenda, as instructed.

  • Monitor status of repairs.

  • Collect all invoices to be paid at closing.

  • Collect all paid receipts prior to closing.

  • Monitor deadlines.

  • Order home warranty, if applicable.

  • Monitor loan & appraisal status.

  • Maintain regular contact with all parties.

  • Ensure compliance with brokerage (by uploading & submitting the transaction in Envoy.)

  • Review settlement statement.

  • Schedule walk-through & closing.

AGENT RESPONSIBILITIES

  • Provide fully executed contract and addenda

  • Handle deposit checks

  • Attend inspections, walk-throughs, and closings

  • Handle all negotiations

  • Answer buyer questions as needed

  • Provide direction for any addenda to be drafted

  • Collect commission check

FAQ'S

How do I get billed?
Fees will appear on your monthly Nest bill.

Do you have a cancellation/termination fee?

No, there is never a cancellation fee. We only get paid only if you get paid.

How quickly can I expect you to get started on a new file?

Within 24 hours (not including Saturday or Sundays).  Ideally, we aim to get started within a couple of hours.  If a file comes in first thing in the morning, we aim for same-day and if it comes in in the afternoon we aim for the next morning.

Do you work weekends?

No. We are in the office Monday through Friday 9-5 and are closed on bank holidays. 

Is there anything, in particular, my TC will NOT do?  

Deliver bad news, negotiate terms, sign documents on anyone's behalf.

Can you draft documents for me?

We can, however, we will never circulate any documents for signatures without you reviewing and approving the documents. FYI- When we say “draft” we mean fill in the NCAR approved forms. We will not draft any legal language. That’s a big no-no.

Will I have more than one Transaction Coordinator helping me?

Generally, you will be assigned one transaction coordinator for all of your transactions. However, just like the rest of the world, sometimes a member of our team may be ill or on vacation.  For longer absences, your file may be assigned to another transaction coordinator.  For shorter absences, another transaction coordinator may step in to monitor your file and make sure that you get the service you deserve.
